Find Out More About the Charlottesville Area, Albemarle County and Greene County Area Economy & Job Market

Rich in American history. Graced with pastoral beauty. Alive with activity. Central Virginia is a great place to call home.

Singles, couples, young families, empty-nesters, and retirees all find what they're looking for here: a welcoming community offering cultural and educational opportunities, excellent health care, a stable economy, and homes that suit their taste, budget, and stage in life.

Frommer's Cities Ranked and Rated chose Charlottesville as “the Number 1 City in America”. USA Today called it “the best place to live in the USA”. We just call it home.

Charlottesville
Barbecue or haute cuisine. Comic books or Comedie Francaise. Paintball or golf. Sophisticated small city life with some small-town charm thrown in.

Just two hours from Washington, D.C., and one hour from Richmond, Charlottesville is easily accessible via Routes 29 and 64. Our airport offers several nonstop flights per day to major hubs; Amtrak and Trailways also service the area.

The vibrant downtown area provides the setting for urban living. Throughout the city, and in the surrounding Albemarle County, are neighborhoods to suit any lifestyle, many with amenities such as neighborhood pools, biking trails, and playgrounds.

The Shenandoah Valley
With the Blue Ridge Mountains to the East and the Allegheny Mountains to the West, the scenic Shenandoah Valley attracts residents with its rolling hills, spectacular views, and many attractive and affordable housing options in both town and country. A rural area with easy Interstate access to cities such as Harrisonburg and Richmond, the Valley is about 30 minutes from Charlottesville. Many residents enjoy a scenic daily commute.

Real Estate Tips
Real Estate Contracts >Contingency Sale

Sellers may be reluctant to accept an offer that is contingent on the sale of another property. However, such a sale can be structured to minimize the risks.

The seller should put a limit on the amount of time that the buyers have to accept an offer, and they should keep their home on the market during that time. They should also reserve the right to require that any contingencies be met within a short period of time, ideally 24 to 48 hours, if they get a second offer. This is called a "First Right" contingency.

Contingent sales can work well for the sellers. The buyer is not in a position to ask for concessions on price or terms and may be able to get interim financing. Each situation is different, however, so go over the terms with your real estate agent before accepting a contingent offer.
